Want a Sub-lease agreement that will still preserve the Original Lease Agreement?
Do your tenants have someone who wants to take their place as your tenant? If that is the case and you've already screened and accepted them, you'll want to make sure your original lease agreement is not compromised. There are 2 ways you can do that.
- Let the original tenant out of his responsibility of the lease and sign a new lease with the new person (NOT RECOMMENDED), or...
- Protect yourself and keep both of them fully responsible for the original lease by having them sign the Sub-Lease Agreement which will attach to the original lease agreement. The more people you have your contract guaranteed by, the better. (RECOMMENDED),
This Sub-lease Agreement will protect the landlord by holding both the tenant and sub-tenant fully responsible for all the terms and conditions of the original lease with the landlord for the remainder of the existing lease term.
