Don't do it, there is no reason for them to be concerned with having to move after the first year if they are good tenants. I suspect that they are PITA type who will have the upper hand when you are stuck with them.

I would tell them, "I would prefer to have a long term tenant. However, I only do a one year lease after that I may go M-M or offer another year lease if tenant works out.

No rent decrease.

Everyone is right, no deals. I was a tenant with a mtm and stayed there for 5 years the rent never changed and we got along. Yes I was very lucky. That is why now that I am a LL, I have been disappointed in some of the tenants that have traveled though my place.

    Thank you for all the replies. I informed her we would love to have her for longer than a year if she was a great tenant, but we would only do a 1 year lease max at the same rent advertised. I haven't heard from her, so I guess she didn't want it as badly as she claimed.
