I have rethought my earlier position!

Tenants tend to treat having a LL like having a mommy. Mommy, I locked myself out -- come fix it please! Mommy, I clogged the plumbing -- come fix it please! Being a tenant does not absolve one of all responsibility for living. If tenant is assigned a key and loses it, he has to find a solution; if it can't be replaced because tenant wasn't smart enough to make a spare for emergencies, then tenant has to rekey the lock and provide LL with appropriate LL key. Why should LL bear the inconvenience of running to help the tenant correct his mistake? BS!

I got myself out of that loop altogether.

Lease includes the information on where the locksmith is located, the normal office hours phone number and the after hours emergency phone number.

My locksmith has keys for all the units. He can make one quickly from the one he has.

What he charges is between him and the tenant.
They don't pay him... they don't get the key.

If they call me, I tell them again the name and phone number of the locksmith that can create a duplicate in a hurry (for a price). I won't spend my money (and/or time) to get them a key any more.

I am glad you are not my LL MOST TENANTS PAY THEIR RENT EACH MONTH AND THEY JUST WANT TO NOT HAVE TO DEAL WITH A CONDISENDING MANAGER WHO DON'T KNOW HIS BUTT FROM A HOLE IN THE GROUND
