Thank you MrDan, my friend is actually moving out next weekend, she completed her lease term and wanted to remain in the property, however, the landlord never addressed any of her concerns, including termites, roots growing through the pipes, they also decided to sell the property and have put my friend through a very difficult time having people show up at the property unannounced to view it {including one time of her being in the shower and some strangers just came inside and started looking inside, very scary stuff} and I think what broke the camel's back was when they came in the house when she was away for the weekend and "cleaned" shoving things everywhere and rearranging her belongings without her knowledge.
Of course, when she signed the lease last year, she was so excited to get the place that she did not pay attention to what she was signing, and against my advise moved in even after realizing there was a pest problem {cockroach infestation was noticed immediately, termites the first week she was there} so, hopefully she can get her deposit back, but the way the landlords have acted during the tenancy, it's hard to imagine them doing the right thing now.
Well, they are also first time landlords, don't think they know much about what to do and how to do things, hopefully some day they find this forum and realize all the things they did wrong and feel lucky nobody ever sued them {I would, knowing all my rights}.
