unfortunately tax increases, insurance increases, HOA special assessments etc generally seem to be LL responsibilities which are hard to directly pass on to tenants. at best they have to be worked into periodic increases in rent.

if your rent is 800 and you're 400 below market,.....thats a lot........if you're at 2800 / month and market is 3200,.....thats not so bad.

generally, up to 10% increase is distasteful,....but swallowable.

be careful and objective in your assessment of market comps.
massive up tic's of the last two years have leveled off and are now flat and in some markets pulling back

inventory time on market is increasing.
vacancy and turn over costs money.

When I do raise the rent the question is how much. Right now I am 400 below the comps. (one of the people who owns many buildings decided to raise rents over 400 in one month, lets not go there cause that was not me) I have debating how much to raise it. I just did a chart to see what it will be. I can you this other landlords are really passing the tax increase along to the tenates and doing it big time. like over 200 rent increase. I am thinking a 96 dollar increase
