My Ts moved out. I made pictures of the damages. The entire security deposit was spent on repairs and cleaning. In fact there is small amount that the Ts owe. They lived there for 9.5 years. I sent them breakdown and receipts. Should I sent him pictures too if they ask or show the pictures only if they have the audacity to take us to small claims court? BTW, if they go to court I plan to sue them for more damages.

9.5 is a very long term tenancy
Say thank you for that
Unless you have been updating along the way and short of the tenants ripping the plumbing and electrical out of the walls I’d say you wil probably have very little “”tenant residue”” that a judge would consider as being beyond normal wear and tear

Also,
Once you submit your accounting of deductions from security deposit to the tenant you are probably not going to be able to add stuff if they take you to court
