I know this is mega old however, the last bit of your post where you say simple way is a minimum 3x the rent in verifiable income. To begin with, New York has the source of income protection law and Section 8 tenants do not need to make three times the rent. In Texas, a landlord or apartment complex cannot mandate more than 2.5 times the tenant's rent. So if you wanted to you could certainly require three times the rent but it is three times there rent, not the market rent. I'm fairly certain none of this is going to matter anyway because the way you are saying you choose to mishandle business, you're eventually going to violate something and you'll be out of the game. As long as it's been, I would surmise, and damn sure hope, yoi're out. You need to go work in the uppity district, or do you know those places that think they're better than everybody such as CNN.
