My priory located in VA. According to my 12 month lease , texted at supposed to transfer utilities ( water , pier) in her name . We discussed during lease signing prices and pretty your . The tenant transferred piety in her name after 10 days living on the property, explaining that she was too busy at work . I had natured via text message, if she transferred water in her n me, she said she did. When has received water bill in my name ( it was fair amount) I had forwarded it to the tenant . She replied , that was a mistake and she will call department of public utilities to correct it . She added water bill to get rent , and mused to transfer utilities in her name ASAP. 2 month later, the rep from utility department called me and warned me that an enormous water will us coming my way . They suggested to check the property for visual leaks. We had infirndvtensnthrgdtcsecare come my for the inspection of the property for water leaks. She was not at home, but told there would another person at the property.The person sad on at the property, who was not on the lease , let us in . We did though check for leaks, but did not find any signs of it. We forwarded the copy of the water bill to the tenant ( $1367) fir 2 months. The tenant requested , that need to add her adult son to the lease , she will transfer water bill in his name ; when utilities will be in his name, he will pay the bill. She was the only one person on the application and on the lease . I
We had stated eviction prices. I would like to get any suggestions/ ideas how can I put in my lease , that tenant will get keys after utilities were transfer and n tenants ‘s name . The tenants need to have sign d lease to n order transfer utilities in hys/her name and permission from landlord to do so . Thank you in advance for any feedback
