Dear Fellow Landlord, As a landlord and property manager, I can tell you that just when you think you’ve seen it all, something new and crazier than ever happens. That is the business we are in. No two tenants or tenancies are exactly the same. Everyone is different. Some of our tenant stories are tame and others are OUT OF THIS WORLD! Interestingly, I’ve recently been contacted by a Hollywood production company responsible for a number of high profile TV shows who is looking to create a new show based on REAL LANDLORD EVICTION STORIES! It sounds fun and exciting, so below, I am sharing Jon Unger’s message to all LPA members and visitors. We all need encouragement. Landlord Eviction TV Reality Show is Interested in YOU! Attention Landlords, Good afternoon! My name is Jon Unger and I'm a Manager of Development at Pilgrim Studios. Developing Courage By Denise Dema, Business and Life Coach "Courage is rightly considered the foremost of the virtues, for upon it, all others depend." - Winston Churchill To achieve any goal in life, no matter how big or how small, you most develop the courage to take action. So, how do we become a courageous person? Are we born with courage or is courage something we develop? How do we develop ourselves into a courageous person? If you want to become a courageous person then the only way to develop this quality is by acting courageously. When you act courageously something miraculous happens. You feel better, stronger, and more courageous. Your confidence and self-esteem increases and you become more competent. It becomes easier to act courageously. Develop The Quality of CourageMost of us fear something but the truth is that most of our fears are only a product of our vivid imaginations. Unfortunately, these fears often cripple who we become and what we do in life. Fear is limiting and since fear is self-imposed we can cure ourselves from fear quickly and easily. The cure for fear is courage. The cure is in the act of doing the things in which you fear. When you do the things that you are afraid of you take control of your life rather than allowing the emotion of fear to control your life. "Do the thing you fear, and the death of fear is certain." John Reno also does Mortgage Loan Modifications (Nationwide). Dear Mr. Reno: A: Legally, they need to get a notice prior to 5/1 that you want them out by 6/1/12 (or 7/1/12 if you want to be nice.) Landlord Tip(This applies to month to month tenancies or if your lease allows you to make unilateral changes to the tenancy as the LPA Lease does.) * It is important to remember that proper notice must also be given by the tenant or the landlord for the Intention of Non - Renewal. Even though the lease has an expiration date, the landlord must still require a written notice to vacate from the tenant. If it is a 30 or 60 day notice, be sure that the written notice is served before the beginning of the next rent period. That means if the rent is due and payable on the 1st of the month, have the notice served before that date. Serving a notice in the middle of a rent period will not change the fact that the 30 or 60 days notice period starts on the first day of the next rent period. An official dated notice should be delivered / "served" to the tenant, (preferably by at least 2 of the following methods)
