Why You Need Renters Insurance

The landlord's insurance only covers the property the rental is in. – not the tenant's belongings or tenant liability for accidents. If the tenant's possessions are stolen during a break-in or damaged by a fire or severe weather, a renters insurance policy will allow the tenant to recover their value. If someone is injured during an accident in the rental, renters insurance will help protect the tenant in the case a liability lawsuit.

Common myths about Renters Insurance

Tenant: "Renters insurance coverage is expensive."

    Paying Rent and Building Credit

    ClearNow

    Experian provides renters with an opportunity to build credit history through new collaboration with ClearNow® Renters of any size or type of residential property can now work with their landlords and ClearNow to report their rental payments to Experian RentBureau

    Experian, the leading global information services company, announced that it has extended its capability to accept rental payment data from individual landlords and property managers through its new collaboration with ClearNow®. ClearNow offers a low-cost and easy solution for collecting and making payments electronically and automatically. Experian, through its RentBureau business, currently receives rental payment data from more than 3,000 apartment communities, most of which are managed by large property management companies. Whether a renter lives in a large apartment complex or rents from a landlord that only manages one property, Experian now will provide an opportunity for all renters to build credit history through rental payments.

    "We’re thrilled to offer a simple way for many responsible Americans to get the credit they deserve by making their rental payments as agreed," said Steven Wagner, president, Experian Consumer Information Services. "In the past year, we have led the industry in helping renters build credit history, and with the latest collaboration with ClearNow, we are achieving another major milestone."

    ClearNow allows landlords and property managers to electronically collect rent from their tenants via an automatic bank account debit.     Dear Mr. Reno:
    I have a tenant that does not pay rent or utilities, she works full time and over time but pays no bills. Her family keeps her at a safe distance from them, I suspect she uses drugs. She has four (4) children and I have notified DFACS. With the exception of not paying rent she takes care of the house inside and out. I want to know if there is anyway I can garnish her wages for back rent of over $3500.00 and continue garnishment for future rents. She does not have a vehicle, is a pathalogical liar, promises to pay but after she gets her pay check it disappears. therefore is it possible to garnish her wages. Thanks

    A: That's a novel idea. I have never heard of garnishing a present tenant on and on into the future. First of all, you need a judgment to do a garnishment, so there has to be court first. The Court with a tenant is usually an eviction- so you'll have a judgment, but no tenant. I don't see how you keep both.
