How to Enforce Late Fees when the Tenant won't pay them willingly... Have you ever had a tenant who pays the rent late, but always ignores the late fee? How about when you repeatedly send late fee notices? Are those notices ignored too? Don't you just hate that? You are not alone. I know the feeling. Many, many landlords experience this frustration. Because the tenant pays the rent, though late, most landlords are willing to let it slide. You may be tempted to look the other way, reasoning that the tenant isn't so bad. "At least the rent is getting paid", you might think. Why rock the boat, right? "At least I'm not dealing with an eviction... yet." You might also be thinking that you can collect these unpaid charges from the security deposit...

Account Status NotificationAre Your Tenants IN ARREARS?The Account Status Notification helps keep your collection efforts organized while you try to bring your struggling tenant accounts back in good standing. We should never let a tenant get behind in the rent or other charges, right? We are professional landlords and we know better than to let this happen, right? Why then does it still happen anyway? Using the LPA Urgent Late Notice as a model, I was able to tailor this form to suit my purposes to achieve the results I wanted. The Account Status Notification easily updates the tenant of their account status, reminds them of any past due balances such as unpaid late fees, attorney fees, etc. and alerts them if legal action is pending. The form helps to avoid misunderstandings with tenants about what is owed and when it is due.
The Landlord Protection Agency® presents John Reno, Esq., a highly experienced Landlord - Tenant attorney based on Long Island, NY.
John Reno also does Mortgage Loan Modifications (Nationwide). Dear Mr. Reno:
Now, we have a party interested in putting a new mobile home on the lot and we are unable to commit because of the current problem. What is the solution to our problem is it better to ask the property owner first, or do what needs to be done and ask for forgiveness later? A: You need to talk to a mobile home expert (attorney); you're a little out of my area, but here's my gut reaction: you need to evict this tenant. He's not living there, but if his stuff is still there, he's still technically in possession. If you dispose of his junk without an eviction, you're jumpin' the gun and in for a world of hurtin' if he sues. If you have a landlord tenant problem you'd like to ask a question about, please feel free to e-mail me your question. Wealth Secrets and Success Quotes""Productiveness is your acceptance of morality, your recognition of the fact that you choose to live—that productive work is the process by which man’s consciousness controls his existence, a constant process of acquiring knowledge and shaping matter to fit one’s purpose, of translating an idea into physical form, of remaking the earth in the image of one’s values—that all work is creative work if done by a thinking mind..." - Ayn Rand, Atlas Shrugged "How much did your last tenant problem cost you?
