It is very important to protect yourself as much as possible from expenses that belong to the tenants. I hear from too many inexperienced landlords who are giving the existing oil in the tank to new tenants without any kind of adjustment. You should always make a fuel adjustment, but at todays prices, I don't see how anyone can just give away all that expensive fuel for free! Make the adjustment and get compensated!
