Landlord Tip
Landlord Do's & Don'ts
Topic: Late Rent
What The LPA says you should do and what you shouldn't do:
DO Be quick to send a late notice as soon as the rent is late. Very often, landlords don't want to seem too eager for the rent that they will give the tenant an extra day or two. That procrastination usually turns into at least a week. Before you know it, the tenant is in serious violation of the lease. That's why we have to be on top of the rent right away. Be ready to use these forms in order:
Notice of Past Due Rent
Urgent Late Notice
Notice to Pay Rent or Quit
DON'T be a procrastinator.
DON'T get into any heated discussions with the tenant.
DON'T fall for the old sob story routine.

Rental Flow Chart - 10 Steps from Pre-screening to Lease Signing
"Fail to prepare; prepare to fail."
One common question I am asked is, "Do you have a step by step breakdown of the steps for proper tenant screening?" Well, now I can say "Yes!" My new flowchart will walk you by the hand from the moment you place your internet ad or newspaper rental ad through the step by step meeting, showing and tenant screening process right up to the lease signing.
The flowchart bubbles are clickable to pages with more detailed information and links for that stage of the process.
I hope you like it! - John
This landlord flow chart is a simple guide to take you through the steps from first contact with a tenant to signing a rental agreement.

Dear Mr. Reno: My church rents a portion of our property to a food services business (caterers). None of the business licenses they have posted are current. Can we (the landlords) be held liable for this transgression? Thank you.
Ronda, MN
A: Well I guess "plausible deniability" is out the window since you've posted this question (can't deny knowledge) so you should take some steps.Does your rental agreement require the tenant to comply with all ordinance, laws, etc.? My fear is that if someone gets food poisoning, they'll sue everyone in sight, including you. If you can't evict, at least notify them that the rental will not be renewed unless they get their license current.
If you have a landlord tenant problem you'd like to ask a question about, please feel free to e-mail me your question.
Submit a landlord / tenant question for Mr. Reno Please try to keep your questions as short and to the point as possible.
