Spring is here! This is the season most of us have more tenant screening and new leases beginning than any other time of the year. If you find yourself jumping through hoops for prospective tenants, take a step back and get some perspective. Remind yourself of the tenants' responsibilities in your lease. Try your best to only accept tenants who are not afraid to maintain a home as if it were their very own.

The Tenant is Responsible for the Appliances
Let's face it. Appliances are high use and sometimes high abuse items in rentals. If it isn't the refrigerator with a problem, it is the stove or the dishwasher. How about the washer or dryer? All these items can be the tenant's responsibility if it is agreed in the lease from the start.
You may be thinking, "What about if the appliances are older? Is it fair to make the tenant responsible for existing appliances that could go at any time?"
The decision is yours. But let me ask you: Have you ever been awakened by a tenant on a peaceful Sunday morning (Don't give tenants your home #!) - or checked your messages to hear a tenant complaining about an appliance problem?
I prefer to make the decision on a case by case basis. That is why my lease says the tenant is responsible for the care, maintenance and repairs on the appliances. If the tenant does not agree or should choose not to repair a broken appliance, that's OK. They can get their own appliances and take them with them when they leave.
This system has worked well for me over the years and it should for you too.
