Dear Fellow Landlord,
In this issue:
Please e-mail us if you have any questions or would like to add or share any material / information. Accidental Landlords: Renting What Won't Sell By Barbara Kiviat From the front lines of the Great American Housing Bust: people who want to sell their houses but can't are turning their homes into rentals. Yes, there are early signs that home sales are steadying and prices are picking up, but some owners have been waiting for years to sell to move to new towns, to better jobs and simply can't hold out any longer. Their solution is to pack the old place with tenants and no longer be trapped by an unsalable property. Call them Accidental Landlords (the real-estate pros already do). Insurance company Allstate has been tracking the new demographic by watching the wave of people switch from homeowner- to landlord-insurance coverage, a figure that's up 27% year-over-year. …. Who is responsible for them? LPA Appliance Agreement With Repair ClauseThe Landlord Protection Agency’s Appliance Agreement with Repair Clause is an excellent addition to many leases and rental agreements. The Appliance Agreement with Repair Clause explains in simple terms to the tenant that if the tenant wishes to use the existing appliances, he is responsible for maintenance and repairs on them. This document includes a complete appliance checklist at Move -In, signed by the tenant, it also protects the landlord from costly repairs and maintenance by putting the responsibility of the appliances onto the tenant where it belongs. We are not in the appliance business! We like the Appliance Agreement because it covers the landlord completely for those annoying appliance repairs that seem to always crop up. This agreement is clear and easy to understand. The more rentals you have, the more appliances you have that will need repairing and replacing over the years.
Ask the AttorneyThe Landlord Protection Agency® is proud to introduce John Reno, Esq., a highly experienced Landlord - Tenant attorney based on Long Island, NY. If you have a landlord tenant problem you'd like to ask a question about, please feel free to e-mail me your question.
Excuses Tenants Make"The bank screwed up and froze my account. But I can't have the rent in cash tomorrow as I am on a cruise in Bermuda and calling from the ship!!" - Dorothy, Patchogue, NY "My boyfriend went to jail with all my money." Later on they through a party and I saw him walking around. Nicole GA "I couldn't pay the rent because I had to pay for the California Lottery Machine in my business because it costs $10,000 to renew. I'll have the rent in three weeks." They were already two weeks late. I served the three-day notice and they used the lottery monies to pay the rent. Better luck next time. - E. Ramirez, Rancho Cucamonga, CA "My husband got some new tattoos that got infected so he's missed work and lost his job. The tats weren't cheap y'know, and now he's gotta get a new job! Whatd'ya want from us???" Let's start with the rent, and then the late fee. I can't lose my property because of tattoos! - Louis, Tustin, CA
