Landlord Newsletter June 2010 |
June 2010 Dear Fellow Landlord, As a residential landlord, you may be occasionally faced with the question of allowing your tenant to have a pet. Many of us screen out applicants with pets, but what about when your existing tenant asks you to allow a new pet? Do you just say no? Or is there another way to handle it?
In this issue:
Please e-mail us if you have any questions or would like to add or share any material / information. How do you handle tenants who request a pet? Besides not paying rent, some of the most common lease violations are unauthorized pets. Often, when tenants are denied permission to have a pet, they either already have the pet or will bring in a pet anyway. The LPA™ Pet Request & Application is made for existing tenants as well as prospective tenants who desire to have a pet in the rental. The use of this form gives the landlord the opportunity to have better control over the situation by offering the tenant terms in which may be acceptable to the owner or management in order to accept the requested pet. This form combines key elements of the LPA Pet Agreement into a "Pet Rental Application" which unlike a pet agreement, does not authorize or accept the proposed pet. It not only collects the required information about the pet, but it also outlines to the existing tenant or prospective tenant what will be required in terms of money deposits, fees, licensing, insurance, rules, etc. in order to be allowed to have the proposed pet... "What I like about the Pet Request & Application is that you don’t have to give an immediate Yes or No answer to an existing tenant who asks for a pet. The form itself and its requirements can discourage the tenant from getting the pet because the tenant may not be in a position to handle the additional financial burden of the rules, pet deposits and fees." - John @ The LPA Click to read more about the new Pet Rental Application

LPA members have been asking me for a while now about how to set up automated rent payments with their tenants. I'd like to bring your attention to ClearNow, the leader in electronic rent collection. ClearNow enables you to have your rent automatically withdrawn from your tenant's bank accounts and directly deposited into your bank account.
