The Property Condition Report & Checklist Protect yourself with a carefully documented Property Condition Checklist
The Condition Inspection Report may be used with or without a Security Settlement Statement, but I have had better success using both together.
This document is not only a complete condition checklist at Move -In and Move - Out, signed by the tenant at move -in, it also puts the tenant on notice that the condition has been documented, dated and acknowledged. It is very important for the landlord to establish the condition of the premises before the lease begins and after the term ends.
It will be very difficult for the tenant to argue the facts noted on this form which is signed by them!
Video and Photo reminder: Tenants are reminded that the premises may have been photographed and video taped prior to occupancy and also upon vacancy...

Dear Mr. Reno: Hello!
Friend of family moved into my rental property. (Never deal with friends, because you let your guard down and do things that will lead to "situations" in the future!!) He has abondoned the property, stopped paying rent (3 months now) but all of his personal possessions are still there. What are my rights? I don't want to do anything illegal, but now I have good tenants interested in moving in and I want his stuff OUT! Can I move everything to a storage unit at my expense until he comes to claim it? Can I eventually claim his stuff if the courts award me a judgement in the future? Thanks! C.Steele
A: You're on very shaky ground. You say "all" of his stuff is there. If that's true, he hasn't abandoned the premises. Sorry, you might still have a tenant.

Eviction Information Sheet
From time to time, we are faced with the unavoidable eviction. Personally, I feel we must project the image to the tenant that we are unafraid of evictions and the costs involved. The tenants must believe we are ready to start the process promptly.
Of course, you will first notify a defaulted tenant with an Urgent Late Notice, then an Eviction Ramifications Notice (PDF Format) along with a Notice to Pay Rent or Quit.
If and when the tenant is unwilling or unable to cure the default within the period state in your notice, the next step is eviction.
How long do we wait to start eviction after the tenant does not comply with our Notice to Pay Rent or Quit? Many landlords wait and give the tenant more time in the hopes that they will raise the money. Often it is because the idea of court or paying an attorney's fee is too scarey. But ! Time is money. Your money! For each day the tenant lives without paying, you are getting deeper in the hole with no rent.
We created the Eviction Information Sheet to save you time and money by making it as easy as possible for an eviction attorney to begin an eviction with all the relevant case information immediately available.
